Is SunSpring Properties a realty company?
No! We are a For Sale By Owner company. You deal directly with the owners when you buy SunSpring land. On selected lots we provide inhouse Owner Financing at very low interest rates to buyers from all countries. No application is required, and no credit checks are made!
SunSpring staff by choice work from home offices, so we get to calls and emails as soon as we can, any time of the day or night - but we are always closed on Sundays.
SunSpring Properties LLC is a domestic Arkansas Company in good standing with the Arkansas Secretary of State for nine years, and now also registered in the State of Utah. When you made your downpayment you executed a legally binding contract with SunSpring that requires SunSpring to give you a free and clear deed to the land you are buying soon after you make the final payment. SunSpring has successfully sold thousands of Ozark Mountain lots to satisfied customers from every USA state and many international countries. SunSpring's online files are backed up several times a day, but it is always a good idea for you to print and store your own copy of every email receipt...
When you purchase real property, whether it is a house or a parcel of land, annual property taxes are assessed against the property and you are responsible to pay them from the day you make your first payment. Arkansas property taxes are among the lowest in the USA. Taxes on a vacant lot in Hidden Valley are still less than ten dollars a year! Suburban Improvement District (SID maintenance) fees are included with property taxes in Cherokee Village. When you buy on terms from SunSpring Properties you will make your annual tax and fee payments directly to SunSpring and we'll take care of it because the title is still in our name until you pay off the loan. We prefer that you pay your taxes by August 20th each year so that we can make sure they are taken care of for you.

The "X" you see on our plat maps represent existing houses when the map was made. The properties that we are selling are usually highlighted in color on the plat maps, but be sure to check that the lot is not already marked "sold" in the listing where you found the link to the plat map you are looking at. If a lot is colored on the plat map but there is no text listing for it, it has already been sold, or is otherwise not available.
You can take as long as you want to start building on your land. Covenants and Restrictions called "Bills of Assurance" vary by Addition but are all similar. Here is a typical summary:
A 'perc test', as it is commonly called, is a water drainage test that is required by the health department before a permit is issued to build a private septic system on your property. The cost of a perc test and survey is about $350.
